Partial Listing of Services for Single and Multi Family Homes

Marketing - including inspection of property to determine rental prices based on area comps; advice on practical property enhancements or capital improvements that could bring higher rents and advertising (website, MLS, signs, print media, etc,

Leasing – reference verification and credit checks for potential tenants, consultation with owner regarding tenant’s ability to perform lease obligations, maintain owner contact on regular basis through monthly reports, produce customized preparation of leases and renewals, educate owner and tenant re: obligations under Missouri Tenancy Law.

Property Management – furnish detail property inspection report after each move in; perform mid and end lease walkthrough with written reports; perform quarterly drive by inspections; handle tenant complaints promptly and professionally.

Financial Accounting – maintain effective and rigid rent collection policy; approve bills, deduct expenses and disburse funds; provide annual report for tax purposes and supply monthly and annual accounting statements.

Financial Management – collect monthly fees and other assessments for operation of properties; review, verify and pay Association bills; provide monthly operating statements; assist Homeowner Association with preparation of budgets and manage corporate record keeping.

Operations – 24/7/365 emergency service’ provide 100% maintenance supervision and back up; supervise on site manager if applicable; oversee day to day operations; solicit sub-contractor bids; recommend capital improvements’ create reserve contingency plans.

Communications – act on behalf of Association in dealing with legal matters, send out reminder notice to late payers; attend Association Board meetings and publish quarterly newsletter

Special Services – educate residents on condo living and their responsibilities; develop contractor policies for work performed within residents’ units; develop strategies to enhance marketability of units, etc.
